LotLine · San Antonio, Texas
The person behind LotLine.
LotLine is a family-owned Texas real estate business operated by Tyler Bennett. We help San Antonio homeowners explore an as-is cash sale.
Talk with Tyler Bennett
Start with what you want from a sale: the condition of the house, your timing, and what you want to do next. Tyler uses that conversation and property research to evaluate whether a purchase could work.
LotLine operates virtually. We do not have a public walk-in office. You can start a conversation by phone, email, or the website form.
Our role in your sale
LotLine may purchase a house directly or assign its purchase contract to another cash buyer. In an assignment, the other buyer completes the purchase and LotLine earns an assignment fee. If assignment is part of your deal, it is disclosed in writing before you sign.
We are discussing an investor purchase, not offering to act as your listing agent. A title company handles closing. The written agreement sets out the buyer, price, costs, conditions, and closing date.
What goes into an offer
We consider the property's condition, nearby comparable sales, expected repairs, and the costs and risks of the purchase. An investor purchase must also leave room for a profit. An online value estimate or a county appraisal is not a cash offer.
There is no fee to request an offer and no obligation to accept it. Ask us to explain the proposed price, any conditions, and who is expected to close. Compare the written terms with other offers and with listing the house as-is.
When a conversation may help
An as-is sale may be worth exploring when you want to avoid repairs, have an inherited or vacant property, or need to work around a change in plans. It is not automatically the best choice. If your priority is pursuing the highest price and you have time to market the house, compare an open-market listing with a local agent.
Start with a conversation
Share the property address, what you know about the house, and how to reach you. We will discuss the property and whether an offer makes sense.
