San Antonio · Vacant

Vacant house, or
a San Antonio city case?

You can sell it. The buyer has to accept the notices and any liens that stay with the property.

The city's clock

90 days

To register after San Antonio issues a Notice to Register Vacant Building. A fair-market listing can extend it, not erase it.

San Antonio City Code · Chapter 12

What the ordinance actually requires

San Antonio's Vacant Building Program is a city ordinance, Chapter 12, not a rumor on a door hanger. If the city issues a Notice to Register Vacant Building, the owner has 90 days from that notice to register. That is the city's rule, not a buyer's preference.

Listing is not a wipe The director can extend the time to register if the property is listed for sale or lease at fair market value for a reasonable time. A listing does not erase the duty to maintain the building or to deal with the case.
Class C Violation of Chapter 12 is a Class C misdemeanor. The fine can be up to $500 per violation, and each day the offense continues is a new violation.
Liens If the city abated weeds, board-up, or demolition, those costs can sit as liens. They still get paid at closing, the same way taxes do, from the proceeds.

A cash buyer who takes the house as it sits can take the notices with it. That is a decision on that file, not a city waiver. This page is not legal advice. The Development Services vacant-building pages are the source for fees and the current program map.

How a sale works here

The call About ten minutes. You describe the house and what is going on. That is enough for a number.
The number A real number on the call or shortly after, from your description, recent sales on your street, and repair cost. It holds if the house is as described.
The walkthrough About fifteen minutes, in person or remote. If the house matches, the number stands. If something material was left out, the number moves. You hear it before you are bound.
Title A title company moves the money. Taxes, liens, and payoffs come off the proceeds. Who pays what is in the contract.
Assignment LotLine may close or assign the contract to a cash buyer. If assignment is part of your deal, you see it in writing before you sign.
Your cost Nothing to LotLine. No fee to get an offer.

If the house is in decent shape and you have sixty or ninety days, a listing agent usually nets you more. This path is for when time, condition, or hassle is the actual problem. Nothing on this page is legal advice.

Questions people ask

Can I sell a vacant house in San Antonio if the city sent a notice?

Yes, if the buyer accepts the notices and any liens. Selling does not hide a city case. The case and any abatement liens still have to be handled, usually at closing.

Does listing my vacant San Antonio house cancel the registration?

No. A fair-market listing can extend the time to register. It does not cancel maintenance, inspections, or the underlying ordinance. Read the notice and the city's vacant-building pages.

What does Class C mean on a vacant-building case?

A Class C misdemeanor under Chapter 12. The ordinance caps the fine at $500 per violation, and each day can be a new violation. That is the city's enforcement tool, not a buyer's fee.

Do city cleanup liens go away if I sell?

They get paid, or assumed in a way the title company will insure. They do not vanish because the deed changes. Ask for the payoff on any abatement or demolition lien before you pick a number.
