How it works
You leave the house as it sits. No listing, no repairs, no open houses. Here is what each step asks of you.

| The number | You get a real number on the call or shortly after, built from your description, recent sales on your street, and repair cost. It holds if the house is as described. |
| The walkthrough | About fifteen minutes, when it suits you. If the house matches what you described, the number stands. If something material was left out, the number moves — you hear it before you are bound, and you can say no. |
| The closing | If the number works, you pick the date. A title company moves the money. Who pays what at closing is in the contract, not on this page. |
| Your cost | Nothing to LotLine. No commission, no fee to get an offer. |
If the house is in decent shape and you have sixty or ninety days, a listing agent usually nets you more. This path is for when time, condition, or hassle is the actual problem.

Where the money comes from
We put a property under contract, then either close on it or assign that contract to a cash buyer. If assignment is part of your deal, you see it in writing before you sign. The people who fund the deals set the ceiling on what can be paid.
