Sell your San Antonio
house as-is
As-is means you are not fixing it. It does not mean you hide what you know. Compare what you would net, not the list price on a portal.
Still required
Form 55-1
The Texas seller's disclosure applies even on an as-is sale. It covers what you know, not what you fix.
Texas Property Code 5.008 · TREC
What as-is does and does not do in Texas
Texas Property Code 5.008 still applies to most sales of a previously occupied one-family house. The seller gives a written disclosure of known condition. TREC publishes that form as Seller's Disclosure Notice 55-1. Writing 'as-is' in a contract does not cancel that statute.
| Known defects | You disclose what you know. You do not have to repair it. You do not get to omit a foundation issue you already saw. |
|---|---|
| Some exemptions | Section 5.008 lists sales that do not require the notice, including certain court-ordered, foreclosure, and fiduciary or estate conveyances. Whether your file is exempt is a legal question, not a marketing line. |
| The number to compare | A portal estimate is not a net. A listing price is not a net. Subtract commission, repairs a financed buyer will demand, carrying costs, and time. Then put a cash offer next to that number. |
The homepage is the LotLine hub for as-is sales. This page exists because people search the phrase. If the problem is a roof or a foundation, not the word as-is, see needs major repairs. If the house is in decent shape and you can wait sixty or ninety days, a listing usually nets more. This path is for when time, condition, or the work itself is the problem. Not legal advice.

How a sale works here
| The call | About ten minutes. You describe the house and what is going on. That is enough for a number. |
|---|---|
| The number | A real number on the call or shortly after, from your description, recent sales on your street, and repair cost. It holds if the house is as described. |
| The walkthrough | About fifteen minutes, in person or remote. If the house matches, the number stands. If something material was left out, the number moves. You hear it before you are bound. |
| Title | A title company moves the money. Taxes, liens, and payoffs come off the proceeds. Who pays what is in the contract. |
| Assignment | LotLine may close or assign the contract to a cash buyer. If assignment is part of your deal, you see it in writing before you sign. |
| Your cost | Nothing to LotLine. No fee to get an offer. |
If the house is in decent shape and you have sixty or ninety days, a listing agent usually nets you more. This path is for when time, condition, or hassle is the actual problem. Nothing on this page is legal advice.
Questions people ask
Does selling as-is in Texas mean I skip the seller's disclosure?
Usually no. Property Code 5.008 still requires a written disclosure of known condition on most one-family sales. TREC form 55-1 is the standard form. Some estate and fiduciary sales are exempt. As-is is about repairs, not about hiding known defects.
Why is a cash as-is offer lower than the Zillow estimate?
Because you should not compare those two numbers. A cash offer is a net path: no listing, no repairs, a short close. A portal value is a guess at retail. Subtract the work, the wait, and the selling cost from the retail number. That is the comparison.
Do I need a listing agent to sell as-is in San Antonio?
No. LotLine is a buyer, not a broker. If the house will show well and you have time, a listing can still net more. There is no fee to get an offer here.
What if I inherited the house?
As-is still describes the condition. Who can sign is a probate question. See inherited house in San Antonio for Bexar probate, letters, and heirship.
Tell LotLine about the house. You get a real number on the call or shortly after. No fee to get one, and no obligation to take it.
