These terms govern this website and how you deal with LotLine through it. LotLine is a house-buying company in San Antonio, Texas. It is not a licensed Texas real estate broker, and this site is not a brokerage.
If you do not agree, do not use the site. Using the site means you agree to these terms and to the Privacy Policy. Texts are also covered by the SMS terms.
Who this is for
The site is for people who own (or have authority to sell) residential property, mostly in San Antonio and other Texas markets LotLine works, and who want to know whether a cash sale fits their house. It is not for children.
What this site is, and is not
- It is LotLine's public page, and a description of how it buys.
- It is not an offer to buy any specific house. An offer exists only in a written contract LotLine signs.
- A price mentioned on the phone is not a contract. You can say no.
- Nothing here is legal, tax, or financial advice. If you need that, talk to your own advisor.
- LotLine does not list property for sale to the public, and does not represent you as an agent.
How a deal actually works
If things go forward, we talk, LotLine may walk the house, and if a deal can be done you get a written contract. You pay no fee to LotLine for that process. Closing is through a title company. You choose whether to sign.
LotLine buys as a principal. It may close in its own name, or assign its interest in the contract to another cash buyer before closing. If assignment is part of the deal, it will be in the written contract you see before you sign. It will not be hidden.
LotLine cannot promise that every house gets an offer, or that an offer will match an asking price, an appraisal, or a neighbor's sale.
The website
LotLine tries to keep the pages accurate. A phone number on this site has to be a number LotLine answers. If it does not, treat that as a problem and use the email below.
Do not misuse the site (break in, scrape in a way that harms the host, or use it to impersonate LotLine). Pages may change or come down. The site is provided as-is. LotLine is a small operation and does not warrant uninterrupted uptime.
Phone and SMS links open the tools on your device. Your carrier's rates apply. See SMS terms before you opt in to texts from the site. The optional note on the homepage opens your mail app; it does not create a contract.
Intellectual property
The LotLine name and the text and layout of these pages belong to LotLine. You may not copy the site to run a similar page that pretends to be LotLine. You may quote a short passage to show someone who you are dealing with.
Liability
These pages cannot create a duty to buy your house. If there is a signed contract, that contract, not this website, controls the deal, including any limits agreed to there.
To the extent Texas law allows, LotLine is not liable for indirect or consequential damages arising from use of this website (for example, a business decision you made after reading it). You are not asked to give up claims that Texas law says you cannot give up, including claims about a signed real-estate contract.
Texas law
Texas law governs these terms and any dispute about the website, without regard to conflict-of-law rules. Courts in Bexar County, Texas, are the venue for website disputes, unless a signed contract between us says otherwise for that deal.
Changes
These terms may be updated. The date at the top is the version that applies. If there is already a signed contract, changing this page does not rewrite that contract.
